Built for Sacramento buildings

Old Houses, New Remodels, Rocky Ground

Asbestos only becomes a problem when it is disturbed, and around Sacramento there are a lot of ways to disturb it.

Pre-1980 Housing

More than half of the City of Sacramento's homes were built before 1980, when asbestos was still common in ceilings, floors, pipe wrap and duct tape.

Remodels and Teardowns

A kitchen remodel, a new floor or a demolition permit is usually when an old material gets cut, sanded or broken up for the first time.

Asbestos in the Ground

Around Folsom and El Dorado Hills, naturally occurring asbestos has been found in rock and soil, so digging there has its own dust rules.

Rules That Change at the County Line

Sacramento, Placer, Yolo-Solano and El Dorado each handle asbestos notices differently, and some send them to U.S. EPA.

What We Test For and Take Out

Six kinds of work, each with its own page. Pick the closest — testing tells us what the job really is.

Why people call

Asbestos Is Only Dangerous When It's Disturbed

No invented numbers here. Each point below is something you can check on the job.

Test Before We Touch

If a material is not known, it is sampled first. Only a lab result says whether it contains asbestos.

Sealed Work Area

Plastic sheeting, sealed vents and HEPA-filtered negative air keep fibers inside the work zone.

Wet Methods

Material is kept wet while it comes out, so fibers stay put instead of going airborne.

Legal Disposal

Waste is bagged wet, sealed, labeled and taken to a facility that accepts asbestos, with paperwork to show for it.

Doorway sealed with clear plastic sheeting and a zippered entry flap, a blank yellow sign taped beside it and a negative-air duct running through the sheeting along a plastic-covered hallway floor

How it works

From Sample to Clearance

Five steps, and nothing is disturbed until a lab says what the material is.

Call or Send a Photo

Tell us what you found and where. Please don't disturb it.

Test and Estimate

Samples go to a lab. You get the results and a written scope and price.

Notices and Permits

Air-district notices and building-permit paperwork, where the job needs them.

Contain and Remove

The area is sealed, the material is wetted, removed and bagged.

Clean Up

HEPA vacuuming and wet wiping, and a visual check before the plastic comes down.

FAQ

Asbestos Questions We Hear Most

How do I know if something in my house contains asbestos?
You can't tell by looking. A small sample has to be analyzed by a laboratory. Until you have a result, treat the material as if it contains asbestos: don't sand, scrape, drill or sweep it.
Is asbestos dangerous if I leave it alone?
Asbestos that is intact and undisturbed releases few fibers. The risk comes when it is damaged, crumbling, or cut, sanded and broken up during a repair or remodel. That is why testing usually comes up when a project is being planned.
Which houses are most likely to have asbestos?
Homes built before 1980 are the most likely, but there is no safe cutoff year: a 1989 federal ban was mostly overturned in 1991, and some products stayed in use afterwards. Sac Metro Air District's rules have no exclusion date for newer buildings.
How much does asbestos removal cost?
It depends on the material, how much there is, where it is, and the containment and disposal it needs. A small floor or a few runs of pipe costs far less than a whole-house ceiling job. There are no prices on this site; you get a written estimate after testing.
Do I need a permit or a notice to remove asbestos?
It depends on the building and the air district. In Sacramento County, Rule 902 covers commercial buildings and apartment buildings with five or more units, and demolitions and abatement carry a 10-day notification period. Placer and El Dorado counties send building notices to U.S. EPA, and Yolo-Solano exempts most single-family homes. Each area page covers the local rule.
Who is allowed to remove asbestos in California?
California requires contractors doing asbestos work on 100 square feet or more to be registered with Cal/OSHA, and the Contractors State License Board issues the C-22 Asbestos Abatement licence only to registered contractors. Ask any contractor for both numbers and check them online before work starts.
Is there asbestos in the ground around Sacramento?
In some places. Naturally occurring asbestos has been found in rock and soil in eastern Sacramento County around Folsom, and in El Dorado County, including El Dorado Hills. Digging on mapped parcels there needs a dust mitigation plan or a geologic evaluation. The Folsom and El Dorado Hills pages have the details.
